Important Dates & Deadlines – Taxes

January

  • Property Tax 2% Early Payment Discount – In January, a 2% discount can be earned for early payment of real estate property taxes and/or tangible personal property taxes.
  • Homestead Tax Deferral – January 31 is the deadline to file for Homestead Tax Deferral.

February

  • Property Tax 1% Early Payment Discount – In February, a 1% discount can be earned for early payment of real estate property taxes and/or tangible personal property taxes.

March

  • New Homestead Exemptions – March 1 is the deadline to file new homestead exemptions with the Property Appraiser's Office.
  • Property Tax Installment Payment Plan – The fourth and final installment is due (with no discount) for those on the Property Tax Installment Payment Plan.
  • Property Taxes Due in Full – All real estate property taxes and tangible personal property taxes are due in full (with no discount) by March 31. Payments not paid or postmarked by March 31 are delinquent.

April

  • Property Tax Delinquency – On April 1 all unpaid real estate and tangible personal property taxes become delinquent.
  • Property Tax Payment Installment Plan Application Due – On April 30 all applications for next year’s property tax payment installment plan are due.

May

  • Tax Warrants – The Tax Collector’s Office begins processing tax warrants on delinquent tangible personal property taxes.
  • Delinquent Property Taxes Advertised – Delinquent real estate and tangible personal property taxes are advertised in a local newspaper (delinquent real estate tax accounts are advertised 3 times and delinquent tangible personal property taxes are advertised 1 time).

June

  • Property Tax Installment Payment Plan 1st Payment Due – In June, the first installment is due, including a 6% discount, for those who are on the Property Tax Installment Payment Plan.
  • Tax Certificate Sale – Following required advertisements, a tax certificate sale for delinquent real estate property taxes will begin on or before June 1.

July

  • Property Tax Installment Payment Plan 1st Payment Due (no discount) – In July, the first installment is can still be paid, but will not include a discount.
  • Property Tax Installment Payment Plan Removal - Per Florida Statute, if the first installment payment is not received by July 31, the taxpayer will be removed from the Property Tax Installment Payment Plan and a tax bill containing the full amount of property taxes will be mailed to the taxpayer in October.

August

  • Truth In Millage (TRIM) Notices Sent Out – In August, the Property Appraiser’s Office mails out Truth In Millage (TRIM) notices to property owners notifying them of new assessed property values and proposed millage rates. This important notice provides taxpayers with information on how to address or challenge the assessed value of their property or address their concerns over millage rates to their various Taxing Authorities.

September

  • Property Tax Installment Payment Plan – The second installment is due, including a 4.5% discount, for those who are on the Property Tax Installment Payment Plan.

October

  • Tax Bills Mailed – October 31 real estate and tangible personal property tax bills are mailed.

November

  • Property Tax Collection Begins – Collection of real estate and tangible personal property taxes begins.
  • Property Tax 4% Early Payment Discount – Early payment of real estate property taxes and/or tangible personal property taxes earns a 4% discount.

December

  • Property Tax Installment Payment Plan – Third installment is due, including a 3% discount, for those on the Property Tax Installment Payment Plan.
  • Property Tax 3% Early Payment Discount – A 3% discount can be earned for early payment of real estate property taxes and/or tangible personal property taxes.
  • Mobile Home Registration Renewals – Mobile home owners, who do not also own the property on which their mobile home is affixed, are required to renew their mobile home annual registration and decal before December 31.
